Around 60.6% of renters have been in the same home for more than a year and less than 10, while 4.6% are in the first year of their contract and 12.7% for more than 40 years, according to INE.
“In relation to accommodation rented by categories of years of residence of the household in the accommodation, in 2021, 60.6% referred to accommodations whose households resided between 01 and 09 years in the accommodation. However, 12.7% were related to accommodation with households that had lived in the accommodation for 40 or more years”, says the study “What the Censuses tell us about housing”, presented today at the INE headquarters, in Lisbon.
INE registered 922,810 rental contracts during the 2021 Census, of which 61.4% had rent values between 200 and 500 euros, and which had an average monthly rent of 334 euros.
“Accommodation with monthly rent values of less than 20 euros corresponded to 4.0% of the total. Accommodation with monthly rent values above 650 euros corresponded, as a whole, to 8.5% of the total rental accommodation. Accommodation with monthly rents above 1,000 euros represented 2.2%”, adds the statistical institute.
Lisbon Metropolitan Area (4.6%), Algarve (1.6%), Alentejo Litoral (1.3%) and Porto Metropolitan Area (1.2%) were the NUTS III with the highest proportion of accommodation with higher rents to a thousand euros.
Autonomous Region of Madeira (31.9%), Alto Alentejo (24.3%), Autonomous Region of the Azores (23.2%) and Metropolitan Area of Porto (22.0%) recorded the highest proportion of accommodation with rents up to 99 euros.
In 2021, 63,217 contracts (6.9%) had some type of rental support, the majority of which were associated with social or supported income (40,017 accommodations, 4.3%).
In a debate after the presentation of the study, the director of the Housing, Leasing and Urban Rehabilitation Observatory, Maria da Graça Igreja, noted that there are 151,620 people with income prior to 1990.
Among the 4,142,581 classic family homes, 2,900,093 are occupied by owners, of which 38.4% (1,112,875) had monthly purchase costs.
“In 39.4% of the accommodations, the owners had lived in the accommodation for a period of between 10 and 19 years. On the other hand, in 29.0% of dwellings occupied by owners without costs associated with the purchase of housing, the number of years of residence was over 40 years”, highlighted the INE.
The metropolitan areas of Lisbon and Porto had the highest proportions of owners with financial costs associated with purchasing housing (47.8% and 44.1%), while Alto Tâmega (16.9%) was NUT III with the lowest proportion .
In more than half of the accommodations (52.8%), monthly fees were between 200 and 400 euros, with charges lower than 100 euros corresponding to 3.2% of the total and accommodations with higher charges to 650 euros at 8.6% of the total.
As with dominance in terms of proportions, the values with charges were led by the Metropolitan Area of Lisbon (397.0 euros), followed by the Autonomous Region of Madeira (394.3 euros) and Algarve (374.3 euros). The average value in the country was 360.5 euros.
